The site is located in Prague 10 and has a complex land zoning structure which had been previously earmarked for a sports venue. We won this project through a competitive urban design study process which delivered a solution within the constraints of this complex zoning plan. The plan allowed for a large circular events venue which lead to the ‘spinning wheel’ solution for the orientation and distribution of the office buildings.
A grand boulevard links the urban centre of the commercial complex with the nearest underground station at Zelivskeho. The boulevard extends beyond into the residential component of the scheme which comprises a further four buildings. The landscape strategy has been designed by the Paris studio of Michel Desvigne Paysagiste and incorporates the theme of ‘buildings in an urban forest‘ to integrate with the strong structural landscape of the neighbouring areas.
The ’green’ theme continues into the design of the 100,000sqm of commercial office buildings where each block has integrated landscaped terraces to enhance the users wellbeing while creating a seamless link between the inside and outside.
