To maximise residential potential we have joined two blocks along Radlicka Street to create a larger city bock than currently proposed by the master plan but very similar in scaleto those on the opposite side of Radlicka Street. Ground floor openings provide pedestrian links from all main directions maintaining the master plan’s street grid. The internal courtyard is landscaped and a large semi-private garden is proposed for the benefit of the residents and the local community.
The office block on Za Zenskymi domovy Street is conceived as a signature block comprising of two parallel blocks with a court yard atrium in between. The atrium has direct pedestrian links to the residential courtyards extending the value and potential of both amenity space. The office floor plates are exceptionally efficient, configured to allow for maximum flexibility and a choice between single or as much as 8 tenants on each floor.
Both the residential and office use share the same façade materials palette and elevation treatment to create a uniform architectural language across the development. The main façade materials are bronze anodised aluminium and white glass reinforced concrete. The offices are glazed floor to ceiling with opaque vents for natural ventilation and external louvers to provide solar control. The residential facades are more ‘solid’ with large floor to ceiling windows to living rooms and smaller, narrower windows to bedrooms. Solar control is provided externally with moveable shutters.
